    • 1. Who is eligible to be a Member of the Sunway Property PALS programme ?
      1. All purchasers that have bought property developed in Malaysia and selected projects outside Malaysia developed by Sunway Berhad’s property development subsidiaries are entitled to Membership of the Sunway Property PALS programme, and the membership is absolutely free.
      2. Sunway Property PALS member is defined as:
        1. An individual purchaser as named in the Sales & Purchase Agreement (SPA), or;
        2. In the case of a company stated as Purchaser in the SPA, then a maximum of two directors who are the SPA signatories shall be Members. If the SPA signatory is a company secretary who is not a Director in the company, then the PALS membership shall be passed on to another Director in the said company. Should the company change directors, the PALs membership cannot be passed to the new director(s) of the company.
      3. Sunway Property PALS members can also extend their privileges to their immediate family members (legal spouses, children, parents and siblings) and to the company’s name, provided he/she is one of the SPA signatories.
    • 2. What are the benefits of becoming a member of Sunway Property PALS programme?
      1. Members will be entitled to the Sunway Property PALS Rebate on their next property purchase of participating Sunway Property’s development projects in Malaysia only. Each member is subjected to maximum three (3) units per project. If the member’s total past SPAs purchased value exceeds RM10 million, the member is subjected to maximum ten (10) units per project. Sunway Property PALS Rebate is based on the nett discounted price after the bumiputera discount and any other promotional discounts, whichever is applicable.
      2. Members will be notified of Sunway Property’s property launches.
    • 3. When will members receive their Sunway Property PALS rebates?
      Members shall only be entitled to the Sunway Property PALS Rebates in the form of a Credit Note which will be used to offset against the 2nd or future progressive payment of the purchase price, after all of the following are completed:-
      1. when the SPA of the member’s next property purchase is executed (signed and stamped)
      2. when the member had paid 10% of the purchase price

      1. Sunway Property PALS members can contact our Sales Advisors at 603-5639 9000 (Klang Valley projects), 605-548 6668 (Ipoh’s project) or 604-643 9898 (Penang’s project).
      2. Members can also contact our Customer Service Officer at Malaysia toll-free line: 1-300-88-0011 during office hours, from 9am to 6pm (Monday to Friday).
      3. Alternatively, members can log on to website: http://www.mysunwayproperty.com/ to view the details of individual property projects, or email us at mysunwayproperty@sunway.com.my for general enquiry.
    • 5. What do members need to bring along when making their next property purchases?
      1. Identification card
      2. Marriage certificate or children birth certificate (whichever is applicable) if the property is purchased in the name of the Member’s family members (legal spouse, children, parents and siblings)
      3. If the property is purchased under company name, please present Form 24 & 49, and Company/Director’s resolution authorizing the purchase of the property and indicating which two Directors are entitled for Sunway Property PALS memberships
      4. If the property purchased is under the names of adopted children / siblings, members shall present the adoption certificate

  • Terms and Conditions
    • A. What is Sunway Property PALS
      Sunway Property PALS (Privileged Advantages for Loyal Supporters) is a loyalty programme that offers exclusive property privileges as part of an effort to recognize customer loyalty and support towards properties developed by Sunway Berhad’s property development subsidiaries. The Sunway Property PALS programme is currently limited to those properties developed in Malaysia and selected projects outside Malaysia developed by Sunway Berhad’s property development companies.
    • B. Membership of Sunway Property PALS
      1. Eligibility
        Membership in the Sunway Property PALS (Privileged Advantages for Loyal Supporters) Programme is open to all Sunway property purchasers of properties developed in Malaysia and selected projects outside Malaysia.

        A Member shall be one of the following persons: -
        1. Purchaser(s), if an individual, as named in the Sales & Purchase Agreement (SPA). 
        2. In the case of a company stated as Purchaser in the SPA, then a maximum of two directors who are the SPA signatories shall be Members. If the SPA signatory is a company secretary who is not a Director in the company, then the Sunway Property PALS membership shall be passed on to another Director in the said company. Should the company change directors, the Sunway Property PALs membership cannot be passed to the new director(s) of the said company.
    • C. Membership Privileges
      1. Sunway Property PALS Rebate
        1. Members will be entitled to the Sunway Property PALS Rebate, up to maximum of 3% on their next property purchased directly from Sunway Property, limited to maximum 3 units per member, per project.
        2. The rebate is applicable to participating Sunway Property development projects in Malaysia only. Subject to the terms & conditions and availability of units allocated for participating projects.
        3. Rebate is based on the nett discounted price of the purchased property (after the bumiputera discount, early bird discount, and any other rebate and promotion, where applicable). 
        4. The property (s) purchased can be in the Member’s name or in the names of his/her immediate family members (legal spouse, children, parents and siblings), or in his/her company name provided he/she is one of the SPA signatories.
        5. Sunway Property PALS Rebate is applicable for property purchases on or after 1st May 2007.
        6. Sunway Property reserves the right to cancel, suspend, terminate or adjust the Sunway Property PALS Rebate value for redemption as well as to replace the Sunway Property PALS Rebate value without prior notice.
        7. Sunway Property reserves the right to decline the issuance of or withdraw the Sunway Property PALS membership at any time or terminate membership as and when necessary without prior notice.
        8. By providing the personal information upon registration, members are providing consent and are agreeable to the usage of their personal information by Sunway Property, including but not limited to names and images, in accordance with the Sunway Privacy Notice.         9. The Programme and all Rewards are subject to availability and applicable rules, terms and conditions (including booking requirements, cancellations restrictions, return conditions, return conditions, warranties and limitations of liability) imposed by Sunway Property. Sunway Property shall neither be liable nor held to be liable for any claims, loss, costs, expenses or damage or whatever nature resulting from the redemption of any Point or Rewards by the Members. Members are responsible for the security of their Membership Identification. Sunway Property accepts no liability for the disclosure of the Membership Identification by the Member to a third party, whether intentionally or otherwise. Sunway Property reserves the right to protect an account being accessed if Sunway Property has reasonable grounds to believe that the security of the particular account has been breached or at the risk of exposure.
      2. Members will be notified of Sunway Property’s property launches, subject to participating Sunway Property development projects.
      3. Complimentary membership of Sunway Pals
        1. Sunway Pals is a loyalty programme offering both rebates and savings for dollars spent in Sunway Pyramid, Sunway Resort Hotel & Spa, Sunway Medical Centre, Sunway Lagoon, Sunway Property and Sunway Education Group. Terms and conditions apply.
        2. This program was officially launched to the public on 28 February 2014. Please visit www.sunwaypals.com.my for more information.
        3. Member of Sunway Property PALS will be entitled to the Sunway Pals membership. You may register online via www.sunwaypals.com.my
    • D. Redemption Procedure
      Sunway Property PALS Rebate
      1. Members shall only be entitled to the Sunway Property PALS Rebate, in the form of a Credit Note which will be used to offset against the 2nd or future progressive payment of the purchase price, after all of the following are completed:-
        1. The execution of the SPA of the Member’s next property purchase (the SPA must be duly signed and stamped);
        2. Payment of the 10% of the purchase price by the Member.
      2. Members must present the following when making property purchases:
        1. Identification card;
        2. Marriage certificate or children birth certificate (whichever is applicable) if the property is purchased in the name of the Member’s family members (legal spouse, children, parents and siblings);
        3. Form 24 and 49, and Company/Director’s resolution authorizing the purchase of the property, and indicating which two Directors are entitled for Sunway Property PALS memberships, if it is purchased in company name.

        In the event of property purchase under adopted children / sibling, members shall present adoption certificate.

        In the event the end-financier grants to the Member higher financing and releases to Sunway Property payment in excess of the amount due to Sunway Property, the excess payment will be released to the Member by cheque upon Sunway Property receipt of Member end-financier’s first release to Sunway Property.

        Sunway Property reserves the right to refuse the redemption of Sunway Property PALS Rebate or recall the unutilized Sunway Property PALS Rebate if Sunway Property has any reason to suspect that the Rebate rewards were fraudulently obtained by the Member through any means of falsification or misrepresentation.

        Should the SPA be terminated for any reason whatsoever, then without prejudice to any other rights and remedies to which Sunway Property are entitled under the SPA or otherwise in law, the said Sunway Property PALS Rebate will be withdrawn and Sunway Property shall not be liable to refund to the Member the said Sunway Property PALS Rebate.

      Sunway Pals Points
      Sunway Pals
      1. Sales & Purchase Agreement (SPA) dated 28 February 2014 onwards will be entitled for Sunway Pals Points. Should the SPA be terminated for any reason whatsoever, then without prejudice to any other rights and remedies to which Sunway Property are entitled under the SPA or otherwise in law, the said Sunway Pals Points will be withdrawn and Sunway Property shall not be liable to refund the Member for the said Sunway Pals Points.
      2. Sunway Pals Points will be awarded.

        In case of joint purchasers of more than 2 names, Points will be divided equally based on the no. of the names in SPA. (Example: 4 names signed the SPA and the Net Selling Price is RM1,000,000.00, the Sunway Pals Points of 25,000 points will be awarded to each name in the SPA)

        In case of a company stated as Purchaser in the SPA, points shall be divided equally and awarded to the 2 directors only who are the SPA signatories. If the SPA signatory is a company secretary who is not a Director in the company, then the points shall be passed to another Director in the said company if the Director is a Sunway Pals member. Should the company change Directors, the points awarded cannot be passed or transferred to the new Director(s) of the said company.
      3. Members shall write to our Customer Account Representative of the respective property purchased to claim Sunway Pals Points upon:-
        1. The execution of the SPA of the Member (the SPA must be duly signed and stamped);
        2. For loan buyers, you may receive your points within 14 days upon first loan disbursement / released by the buyer's end financier; or
        3. For cash buyers, you may receive your points within 14 days upon 30% of the purchase price billing and 30% payment of the purchase price received.
      4. Sunway Pals reserves the right to refuse the redemption of Sunway Pals Points or recall the unutilized Sunway Pals Points if Sunway Pals has any reason to suspect that the Points were fraudulently obtained by the Member through any means of falsification or misrepresentation.
    • E. General
      1. Members are bound by the Terms and Conditions stated herein.
      2. Members are responsible for notifying Sunway Property via writing/electronic mail of any updates on their profiles, any changes in address or any other contact information in order for Sunway Property to send notification or update on the Sunway Property PALS programme.
      3. These membership privileges are for Members only.
      4. Members may at any time terminate their membership by writing to Sunway Property. In the event of termination by the Member for any reason whatsoever, Sunway Property shall not be responsible for the non-redemption of the membership privileges and the membership privileges will thereafter be terminated.
      5. Each Member understand and accept that Sunway Property have the absolute discretion and right to withdraw and/or suspend and/or modify and/or reinstate any benefits and privileges of this Sunway Property PALS programme to any Member for any reason whatsoever including but not limited to actions (whether pending, threatened or resolved) in the courts or tribunals brought against Sunway Property, without prior notification or liability and it is the responsibility of each Sunway Property PALS member to ensure their membership have not been withdrawn or suspended prior to making any purchase or recommendation.
      6. Sunway Property reserves the right to cancel this Sunway Property PALS programme, withdraw, substitute or vary any of the Terms and Conditions or privileges stated herein from time to time without prior notice.
      7. Any cancellation, substitution or variation by Sunway Property of this Sunway Property PALS programme’s Terms and Conditions or any of its privileges contained herein shall not entitle the Member to any claim or compensation from Sunway Property for any loss or damages suffered or incurred by the Member, whether caused directly or indirectly.
      8. Sunway Property reserves the right to use any information of the Member for sharing the information with other companies within the Sunway group for the purpose of marketing, survey or latest updates of Sunway Property PALS. All correspondences shall be deemed delivered to the Member if posted to the Member’s address as appearing in Sunway Property records.
      9. Any taxes or other charges whatsoever arising from a Member’s participation in the Sunway Property PALS programme remains the responsibility of the Member.
      10. In the event of any dispute(s) whatsoever, the decision by Sunway Property shall be final, conclusive and binding.
      11. In the event there is a discrepancy in the interpretation of the Terms and Conditions herein and/or communication thereof to Members arising from the use of different languages such as English, Bahasa Malaysia and Mandarin, the English interpretation and/or communication shall prevail.
